50 Years of MacNaughton: Bringing Global Brands to Hawai‘i: How MacNaughton Shaped the Retail Landscape

Duncan MacNaughton

Duncan MacNaughton is synonymous with curated innovations in retail in Hawai`i. For the past 50 years, MacNaughton has played a pivotal role in shaping Hawai‘i’s retail landscape, introducing game-changing brands that have become staples in the community. Through strategic partnerships and forward-thinking commercial real estate development, MacNaughton has helped bring household names like Costco, Target, Whole Foods, Jamba Juice, Starbucks, and many more to the Islands—forever changing the way Hawai‘i shops, dines, and experiences retail.

A Vision for Hawai‘i’s Retail Future

Hawai‘i presents unique challenges for national retailers—geographic isolation, high operating costs, and a market that requires a deep understanding of local consumer behavior. MacNaughton saw the potential early on, working to bridge the gap between global brands and Hawai‘i’s distinctive market.

By leveraging strong industry relationships and local expertise, MacNaughton helped retailers navigate these complexities, find the right locations, and tailor their approach to better serve the community. These efforts ensured that Hawai‘i consumers had access to brands that fit their needs and lifestyles, while also fostering economic growth through jobs, investment, and enhanced shopping experiences. They also helped to lower the cost of living in Hawai`i.

Game-Changing Retail Arrivals

Over the years, MacNaughton’s commercial real estate division and strategic partnerships have introduced brands that redefined retail in Hawai‘i:

  • Costco – Bringing bulk savings and exclusive products to local families and businesses.

  • Target – Offering an accessible and stylish alternative for everyday essentials.

  • Whole Foods Market – Catering to Hawai‘i’s demand for organic and locally sourced foods.

  • Jamba Juice – Introducing a fresh, health-conscious option for island residents.

  • Starbucks – Creating a third place for coffee lovers to gather and connect.

Beyond these names, MacNaughton has also played a role in bringing many other brands that have seamlessly integrated into Hawai‘i’s lifestyle, elevating the retail experience for both residents and visitors alike.

Beyond Transactions—Building Community

MacNaughton’s approach has never been about simply bringing in big names; it has been about thoughtful growth, responsible development, and ensuring that new retailers enhance the community rather than disrupt it. By working with partners who share the company’s care for Hawai‘i, MacNaughton has helped shape a retail ecosystem that balances global influence with local identity.

Regal Kapolei Theater Lobby

An example was the development of Kapolei Commons’ entertainment wing – which included the first luxury theater in Hawai`i, built to suit, and operated by third-party Regal Cinemas. In addition to the Hawai`i-based design – such as the fishnet-themed lobby carpet and pendent lighting hanging from the lobby ceiling in locations that model a star constellation oriented with the Hawaiian northern night sky – MacNaughton intentionally partnered with UH West O`ahu’s Academy of Creative Media to offer scholarships from Kapolei Commons to students in their film production classes.

Looking Ahead

As Hawai‘i continues to evolve, so does the future of retail. MacNaughton remains committed to commercial real estate development, and fostering partnerships that align with the needs and values of the local community.

With five decades of experience introducing industry-leading brands, MacNaughton will continue to play a key role in defining what’s next for Hawai‘i’s retail and commercial landscape.
